Real property includes land and anything permanently attached to it, whereas personal property is movable. Fixtures are items that were once personal property but have been attached to land or a building so that they are considered part of the real property. The legal tests for a fixture include the method of attachment, adaptation to the real estate, intention of the parties, and relationship of the parties (e.g., tenant vs. owner).
